Stat Geek Alert: Only 2 contracts out of the 32 were at $10 million and above. It’s rare to have so many contracts signed with so few trophy properties in the mix.
The No. 1 contract was a townhouse at 127 East 73rd Street, asking $28 million, reduced from $36 million when it was listed last April. The No. 2 contract was PHN at 212 West 72nd Street, asking $19.15 million; it was sold by a sponsor who started marketing the building at the end of 2020. The penthouse has 4,683 square feet including 5 bedrooms, 5.5 bathrooms, and a library. The apartment features a double-height foyer and a balcony off the primary bedroom. An upstairs roof terrace totaling 1,184 square feet has an outdoor kitchen and hot tub. Monthly common charges and taxes total $18,942. Amenities include a resident manager, doormen, fitness center, children’s playroom, resident’s roof terrace, bike and regular storage.
