22 Contracts Signed

Twenty-two contracts were signed last week in Manhattan at $4 million and above, 8 more than the previous week. Condos outsold co-ops, 12-7, with 1 condop and 2 townhouses in the mix.

Stat Geek Alert: Year-to-date, 104 contracts were signed at $4 million and above, the same as last year. The biggest year was 2022, when 142 contracts were signed in the same period.

The No. 1 contract was 91W at 217 West 57th Street, asking $18.025 million, reduced from $18.93 million when the building started marketing off floorplans in 2016. The condo has 3,073 square feet including 3 bedrooms and 3.5 bathrooms. A living room and dining area face Central Park. The unit is in Central Park Tower, a 1,550-foot-tall skyscraper with 179 units and over 50,000 square feet of amenities including indoor and outdoor pools, a fitness center, and a children’s playroom, plus a ballroom, bar, dining facilities, and a cigar lounge.

The No. 2 contract was 8901 at 35 Hudson Yards, asking $15.1 million, reduced from $28.5 million when it was listed in 2019. The sponsor unit has 4,621 square feet including 5 bedrooms and 5.5 bathrooms. The condo features almost 15-foot ceilings and spectacular views of the Hudson River, bridges, and the city. Amenities include a doorman, fitness center, yoga studio, golf simulator, screening room, dining room, and a residents’ lounge with a terrace.
