Christmas week racked up 23 contracts signed in Manhattan at $4 million and above, 14 fewer than the previous week. Condos outsold co-ops, 16-3, with 1 condop and 3 townhouses in the mix.

The No.1 contract was a townhouse at 233 West 11th Street, asking $13.5 million; it was listed in September. The 4-story, 20-foot-wide house has 3,360 square feet including 6 bedrooms and 4 bathrooms. The ground floor features a bedroom, kitchen, and a dining room that opens onto a terrace. Another terrace is on the 3rd floor. The rear façade has large casement windows and radiant-heat, wood floors. The seller is Morris Adjmi, who has been an architect for many new developments in New York and has owned the house since 1995. In February 2024, Adjmi purchased a brownstone in the Fort Greene section of Brooklyn for $3.3 million.

The No. 2 contract was PH at 219 East 44th Street, asking $10.995 million, reduced from $53 million when it was listed in May 2017 and then cycled through 3 brokerage firms. The penthouse duplex is in a 6-unit boutique condo that sits above the Even Hotel. It has 4,321 square feet including 5 bedrooms and 5.5 bathrooms. A living room opens onto a 43’ terrace; downstairs are 4 of the bedrooms. The unit also has a rooftop terrace that is almost 1,500 square feet but is separate and not attached to the apartment. Amenities include hotel services and its fitness center.
