19 Contracts Signed

In a Thanksgiving Day-shortened week, 19 contracts were signed in Manhattan at $4 million and above, 3 fewer than the previous week. Condos outsold co-ops, 13-5, and 1 townhouse was in the mix.

Stat Geek Alert: The week’s total bested the 10-year, Thanksgiving Day-week average of 16 contracts signed at $4 million and above in Manhattan.

The No. 1 contract was 52E at 50 West 66th Street, asking $54.5 million. The 6,942-square-foot condo includes 5 bedrooms, 5 bathrooms, and 2 powder rooms. A 56-foot great room with 14-foot ceilings faces Central Park and is flanked by 2 loggias. Amenities in this new 122-unit condo include doormen, a fitness center, indoor lap pool, an outdoor saltwater pool and jacuzzi, basketball and pickleball courts, screening room, game room, bike room, and dog-washing facility. Six times this year, the building has taken the No. 1 or No. 2 spot in this report.

The No. 2 contract was 2B at 140 Franklin Street, asking $16.95 million, reduced from $17,500,000 when it was listed a year ago. The 6,180-square-foot condo loft has 6 bedrooms, 4.5 bathrooms, and a library. An eat-in kitchen opens onto a 68-foot great room with a fireplace and 12-foot ceilings. Amenities in this 14-unit building include a 24-hour doorman and a resident superintendent. Monthly common charges and taxes total $14,549. The seller paid $3.5 million in April 2009.
