State Geek Alert II: Sixteen of the 29 contracts were sold by developers,
the largest number of sponsor contracts since the week of May 8, 2023.
The No. 1 contract was a townhouse at 45 East 74th Street asking $23,800,000, reduced from $24,800,000 when it was listed in January 2023. It went to contract in April 2023 but never closed; it was then relisted in August 2023. This five-story limestone house has 9,000 square feet including 6 bedrooms, 6.5 bathrooms, and an elevator. It has a garden, 4 terraces and a rooftop terrace; it also has a fitness room and swimming pool in the basement. The seller paid $26 million in 2013. Annual real estate taxes are $201,896.
The No. 2 contract was 5N at 140 Jane Street, asking $23,250,000; it was sold off floorplans. The condo has 4,590 square feet including 4 bedrooms and 4.5 bathrooms, plus a conservatory--a room with a stone floor and sliding glass doors that open onto a Juliet balcony. A 33’ x 15’ great room with almost 10-foot ceilings faces the Hudson River. The primary suite has 2 dressing rooms. This 11-story, 15-unit building was designed by BKSK architects. Amenities include a doorman, porte-cochere, automated parking garage, lap pool and hot tub.
