21 Contracts Signed

Twenty-one contracts were signed last week in Manhattan at $4 million and above, 7 more than the previous week. Condos outsold co-ops, 17-3, with 1 condop in the mix.

The No. 1 contract was the Penthouse at 1295 Madison Avenue, asking $19,500,000, reduced from $20,000,000 when it was listed in December 2021. The condo has 4,179 square feet including 5 bedrooms, 5 bathrooms, and 2 powder rooms. The unit has terraces on 2 levels that total 3,114 square feet. It is in The Wales, a former hotel by the same name that was recently converted to a 10-story, 21-unit condominium. Amenities include a doorman, a fitness center, pet-grooming station, bike-and-private storage. 16 out of 21 units have closed, averaging $2,605/sq.ft.

The No. 2 contract was 19B at 211 Central Park West, asking $12,950,000, reduced from $14,990,000 when it was listed in October 2023. This Beresford co-op has 4 bedrooms and 4 bathrooms. A 27-foot living room, library, and the primary bedroom open onto a 14’ x 59’ terrace, which looks south over Central Park and the Natural History Museum. Amenities include doormen, a fitness center, and storage. The seller paid $10,800,000 in June 2007.
