Twenty-five contracts were signed last week in Manhattan at $4 million and above,
15 fewer than the previous week. That’s a decline of 37.5%, which begs the question: Was the previous week’s 40 contracts an anomaly, a one-week wonder?
Only time will tell.
Condos outsold co-ops, 14-4, and 7 townhouses were in the mix.
Stat Geek Alert: Speaking of townhouses, it was the largest number of townhouses sold since the week of June 26, 2023, when 7 houses were also inked.
The No. 1 contract was a townhouse at 109 Waverly Place, asking $19,950,000, reduced from $24,950,000 when it was listed in August 2022. The 25-foot-wide, 4-story house has 8,300 square feet including 7 bedrooms, 6 bathrooms, 2 powder rooms, and an elevator. The basement has a lap pool, gym, sauna, and wine cellar. The ground floor has a large kitchen that opens onto a garden. The seller paid $17,750,000 in March 2011. The buyer is from New York.
The No. 2 contract was PHA at 527 West 27th Street, asking $17,995,000, reduced from $21 million when it was listed off of floorplans in June 2016. The condo duplex has 4,552 square feet including 4 bedrooms and 4.5 bathrooms. Upstairs is a 4,593-square-foot terrace featuring an outdoor kitchen and a 9’ x 32’ pool. Amenities in the 19-unit building known as The Jardim include doormen, on-site parking, a fitness center, yoga studio, a 60-foot skylit pool, and a children’s playroom. The buyer is from New York.
