Twenty-five contracts were signed last week at $4 million and above in Manhattan, 6 more than the previous week. Condos outsold co-ops, 15-5, with 5 townhouses in the mix.
Stat Geek Alert: Last week was the biggest week in luxury sales since the first week in October when 26 contracts were signed.
The No. 1 contract was the 9th floor at 760 Madison Avenue, asking $25 million. The new condo in the Giorgio Armani Residences has 4,530 square feet including 5 bedrooms and 5.5 bathrooms. The living room, dining room, eat-in kitchen, and 2 bedrooms overlook Madison Avenue. The 10-unit, 12-story condo is designed by CookFox. Amenities include a doorman, fitness center, and residents’ lounge. The ground-floor retail space will be occupied by Armani, and the designer plans to live in the building. The building was quietly marketed over the summer, and the sales office is reporting that over half of the units have sold. Closings are slated for the second half of 2024.
