20 Contracts Signed

Twenty contracts were signed in Manhattan at $4 million and above last week, 4 fewer than the previous week. Condos outsold co-ops, 14-3, with 1 condop and 2 townhouses in the mix.

The No. 1 contract was a townhouse at 118 West 12th Street, asking $19,950,000, reduced from $29,950,000 when it was listed in June 2022 and then cycled through 3 brokerage firms. The 24.5-foot wide, 4-story house has 6,600 square feet including 5 bedrooms, 3 bathrooms, and 2 powder rooms. It has a deep landscaped garden and a terrace off the top floor. The house is in excellent condition but does not have an elevator. The seller purchased the house for $14,940,000 in 2021.

The No. 2 contract was PH17W at 135 East 79th Street, asking $19,900,000; it was listed in July. The condo duplex has 5,325 square feet including 5 bedrooms, 5.5 bathrooms, and a library with 269-square-foot terrace. The unit is in excellent condition. The seller purchased the condo from the sponsor for $22,401,500 in 2013. Amenities include a doorman, concierge, resident manager, fitness center with a private training/yoga studio, and a club/billiards room. A lounge with a grand piano, fireplace, and catering kitchen open onto a landscaped English courtyard garden. The building also offers a bicycle room; wine cellars are available for an extra fee.
