Twelve contracts were signed last week in Manhattan at $4 million and above, 7 fewer than the previous week. Co-ops outsold condos, 4-3, and 5 townhouses were in the mix.
The No. 1 contract was PH18EF at 115 Central Park West, asking $19.95 million, reduced from $25 million when it was listed two years ago. The unit has 5 bedrooms, 5.5 bathrooms, and 4 terraces. The living room, library, and two bedrooms face Central Park---all lined by terraces. The unit has marble bathrooms and central air. Amenities in the building known as The Majestic include a fitness center, a children’s playroom, and a landscaped roof terrace with a solarium.
The No. 2 contract was 8 Perry Street, asking $19.5 million; it has been on and off the market for a year. This 22-foot-wide, 3-story house has 5,322 square feet including 5 bedrooms, 5.5 bathrooms, and a 40-foot garden. The seller purchased the house in very good condition for $12.6 million in October 2019. It does not have an elevator.
Stat Geek Alert: One deal that wasn’t included in last week’s total was a townhouse that went to contract several weeks ago but the contract was not reported in any database as signed. The townhouse at 146 East 65th Street was listed in July and reportedly closed last week for $47 million, making it the most expensive townhouse deal of the year. The 40-foot-wide house has 12,500 square feet and was once owned by the late David Rockefeller, whose estate sold the townhouse in 2018 for $20 million. The seller renovated for 4 years with Steven Harris as the architect. Annual real estate taxes are $118,118.
