The No. 1 contract was PH10 at 760 Madison Avenue, asking $25 million. The new condo in the Giorgio Armani Residences has 3,108 square feet includes 3 bedrooms and 3.5 bathrooms, plus a wraparound terrace totaling 1,279 square feet. The 10-unit, 12-story condo is designed by CookFox. Amenities include a doorman, fitness center, and resident’s lounge. The ground-floor retail space will be occupied by Armani, and the designer plans to live in the building. PH10 was sold to a local buyer. The building was quietly marketed over the summer, and the sales office, which opened a week ago, is reporting that half of the units have sold. Closings are slated for next summer.
The No. 2 spot was West 27B at 500 West 18th Street, asking $14,005,000 million, raised from $11,250,000 million when the condo first launched in 2018 as the XI. This project has 2 buildings--a condo and a hotel--that landed in a $1 billion-plus foreclosure in 2021 and then was rebranded as One Highline. The apartment has 3,131 square feet including 3 bedrooms and 3.5 bathrooms; it features a 47’ x 30’ great room with city and Hudson River views. Amenities include a fitness center, 75-foot lap pool, spa-treatment rooms, a golf simulator, children''s playroom, private dining, a games lounge, and a garage. Services are offered from the adjacent Faena Hotel, which is part of the rebranded project.
