Stat Geek Alert: Last week marked the seventh time this year that 30 or more contracts were signed. At first blush, that may seem like a respectable number, but consider this: During the same period last year and in 2021, 30 or more contracts were signed 14 times.
The No. 1 contract was a townhouse at 33 Perry Street, asking $16.9 million, reduced from $19.5 million when it was listed in June. This 3-story, 26-foot-wide house was built as a carriage house in the 19th century. It has been divided into 3 apartments with an owner’s duplex on the top 2 floors and includes a roof garden. The No. 2 contract was the 8th floor at 810 Fifth Avenue, asking $16.5 million, reduced from $22 million when it started on the market in 2020. This full-floor co-op has 4 bedrooms and 4.5 bathrooms. A 28-foot living room with a fireplace opens to a 19-foot library with a fireplace---both overlooking Central Park. Amenities in this 12-unit building include doormen and storage. The co-op board does not allow financing.
