Twenty-eight contracts were signed last week in Manhattan at $4 million and above, 8 fewer than the previous week. Condos outsold co-ops, 21-5, and 2 townhouses were in the mix.
Stat Geek Alert: For the first time this year, a townhouse/brownstone took the top spot. Last year, houses accounted for the No. 1 deal 10 times.
The No. 1 contract was a brownstone at 138 East 65th Street, asking $16.995 million, reduced from $22 million when it was listed at the end of December 2021. The 5-story house has 5,358 square feet including 5 bedrooms, 6 bedrooms, an elevator, 2 terraces, and a garden. It has a distinctive façade with copper-clad bay windows. The house was purchased in 2012 for $10 million and then renovated.
The No. 2 contract was 48A at 53 West 53rd Street, asking $15.25 million, reduced from $18.2 million when the building started marketing off of floorplans
in 2015. The condo has 3,809 square feet including 4 bedrooms, 4.5 bathrooms, and a study, along with north and east views of the city, 11-foot ceilings, a 28’ x 21’ living room, and a 22-foot master bedroom.
The building was designed by Pritzker Prize-winning architect Jean Nouvel, with interiors by Thierry Despont. Amenities include a concierge, fitness center, 65-foot lap pool, golf simulator, wine room, library, theater, storage, and a children’s playroom.
