The No. 1 contract was PH at 3 East 95th Street, asking $19.5 million. It has been on and off the market for years, starting as high as $34 million in 2014 and cycling through 3 brokerage firms. This duplex penthouse condo has 7,140 square feet including 4 bedrooms and 4.5 bathrooms. It is in the Carhart Mansion, an 88-foot-wide, 7-story limestone house that was turned into a 4-unit condo in 2004. The lower level has 12-foot ceilings and a 41-foot sunken living room with a fireplace; the living room is flanked by a terrace and a loggia. A formal dining room and a master bedroom also have fireplaces. The upper level features a 30-foot library with a fireplace and office; a terrace wraps the entire upper floor. The building has 98 stories, but the sponsor inflated the floor numbers for marketing purposes. The condo has 3,073 square feet including 3 bedrooms and 3.5 bathrooms. It has nearly 12-foot ceilings and dramatic north, west, and south views of the skyline and Central Park. It is in Central Park Tower, a 1,550-foot-tall skyscraper with 179 units that started marketing in 2018 as the world’s tallest residential building. Over 50,000 square feet of amenities include indoor and outdoor pools, a fitness center, a children’s playroom, and a club room on the 100th floor (which is actually the 68th floor) includes a ballroom, bar, dining facilities, and a cigar lounge.
