15 Contracts Signed

Fifteen contracts were signed last week at $4 million and above in Manhattan, two fewer than the previous week as Thanksgiving created a lull in the action. Thirteen condos and 2 townhouses went to contract, while co-ops were shut out of the mix.

Stat Geek Alert: For perspective, the 10-year Thanksgiving week average is 16 signed contracts.

The No. 1 contract was a townhouse at 15 East 90th Street, asking $29.5 million; it started on the market in July. The seller purchased the red-brick, neo-Federal house in January 2020 for $14.3 million and finished a renovation this year. The house was built in 1927-1928 by legendary architect Mott B. Schmidt. It is 5-stories and 25.5-feet wide with 12,173 square feet including 5 bedrooms, 5.5 bathrooms, and an elevator. It has 2 gyms, a garden, and a terrace off the top floor.

The No. 2 contract was PHW at 325 West Broadway, a sponsor unit asking $18.5 million, raised from $17.5 million when it started marketing off of floorplans 6 years ago. Now finished, the condo has 4,406 square feet including 4 bedrooms and 4.5 bathrooms. A great room, dining room, and master open onto a 718-square-foot landscaped terrace. Amenities in this 21-unit, 10-story building include a doorman, gym, bike room, and storage.
