16 Contracts Signed

Sixteen contracts were signed last week at $4 million and above in Manhattan, 3 fewer than the previous week. Condos outsold co-ops, 10 to 6. Total volume was an anemic $99,174,950, the lowest of the year.

The No. 1 contract was 6B at 70 Vestry Street, asking $14.5 million; it was reportedly in negotiation before listing on July 6 and sold over the asking price. The condo has 3,242 square feet including 4 bedrooms and 4.5 bathroom. It features a 34-foot great room facing the Hudson River. The seller purchased the unit from the sponsor in 2018 for $12,936,275.

70 Vestry is a 14-story, 46-unit condo that was designed by architect Robert A.M. Stern. Amenities include a doorman, concierge, garage, a fitness center, squash court, and 3 pools--an 82-foot lap pool, and a hot-and-cold plunge pools. There is also a library, billiards room, and children’s playroom.

The No. 2 contract was 9B at 155 West 11th Street, asking $9,999,950. The condo was sold off market in the Greenwich Lane, a 5-building complex with 193 units and 5 townhouses. The apartment has 2,398 square feet including 3 bedrooms, 3.5 bathrooms, and a terrace. The unit overlooks the building’s gardens, while the master bedroom faces south with city views. Amenities include a concierge, doorman, parking, fitness center, a 25-meter swimming pool, golf simulator, garden, residents’ lounge, and children’s playroom. The seller purchased the unit from the sponsor for $8,416,267 in 2017.
