Thirty-three contracts were signed last week at $4 million and above, 5 more than the previous week when the streak of 22 straight weeks of 30 or more deals was broken. So, for all of you keeping score, 23 out of the last 24 weeks have registered 30 or more deals at $4 million and above.
The No. 1 contract was PHA at 67 Vestry Street, asking $45 million. This penthouse triplex has 6,207 square feet including 4 bedrooms, 4 bathrooms, 3 powder rooms, and 4 terraces totaling 1,875 square feet. The bottom-floor bedroom wing features Hudson River views from a master suite and a 36-foot great room with a fireplace. The middle floor has a living room and formal dining room that open onto a terrace overlooking the Hudson River. There is also a terrace off a large eat-in kitchen. The top floor has 2 terraces with river and city views. This penthouse is the most expensive apartment to sell in Tribeca this year and is one of the most expensive units to sell Downtown. The buyer is from New York. 67 Vestry is a 13-unit building, designed by Gachot Studios, which is under construction, and features the following amenities: 24-hour doorman, fitness center, lap pool, steam and sauna rooms, a game room, and storage. Parking is also available for purchase.
The No. 2 contract was PH78A at 30 Park Place, asking $39.5 million. The duplex penthouse has 6,127-square feet including 3 bedrooms, 5 bathrooms, 2 powder rooms, a large eat-in kitchen, and 2 loggias measuring 12’ x 34’. It has panoramic views of the city and the Hudson River. The seller paid $30 million in April 2017. 30 Park Place is an 80-story limestone building designed by Robert A.M. Stern; it has a Four Seasons Hotel on the bottom and above it are 22 floors with 157 condos. Amenities include a fitness center, 75-foot swimming pool, children’s playroom, and a private dining room.
