Sixteen contracts were signed last week at $4 million and above in Manhattan. It was the highest Christmas week total since 2017, when 17 contracts were signed. Condos outsold co-ops, 11-3, and 2 townhouses were in the mix.
None of the listing agents involved in last week’s top 2 sales would talk to us, but here are the basics:
The No. 1 contract was Unit 5 at 102 Prince Street, asking $19 million. The sale comprises 2 side-by-side lofts that need to be combined at 102 Prince Street a.k.a. 118 Greene Street and a unit at 114 Greene Street. The condos total 7,092 square feet including 4 bedrooms and 4.5 bathrooms. They are owned by 90-year-old philanthropist and art collector Henry Buhl, who bought them in 1990. The ceiling height is 11 feet, and the corner living room has a fireplace.
The No. 2 contract was PHABE at 95 Greene Street, asking $11.999 million, reduced from $15 million when it was listed in February. The seller paid $13.55 million in September 2018. The triplex condo is configured as 4 bedrooms, 3.5 bathrooms with terraces off the kitchen, a master bedroom, and a rooftop terrace. The unit has a dramatic great room with a 36-foot-tall ceiling.
