23 Contracts Signed

Twenty-three contracts were signed last week in Manhattan at $4 million and above, 6 fewer than the previous week. Condos outsold co-ops, 15-4, with 4 townhouses in the mix.

The No. 1 contract was 170 East 80th Street, a former carriage house asking $17,995,000; it has been on and off the market since at least 2021, asking as high as $34,000,000. The seller paid $8.5 million in 2008 and then gut-renovated the property, but it fell into a deed-in-lieu foreclosure in January 2024 for $34,357,204. The 5-story, 22-foot-wide house has approximately 11,012 square feet including a ground-floor, art gallery space, 6 bedrooms, 6 bathrooms, 2 powder rooms, 2 terraces, a roof garden, and an elevator. It is known as the Waterfall Mansion for its interior 23-foot waterfall that cascades into a reflecting pool.

The No. 2 contract was PH2B at 170 East End Avenue, asking $16,995,000; it was listed in January. This penthouse condo has 4,917 square feet including 5 bedrooms and 6.5 bathrooms, plus over 5000 square feet of outdoor space. A living room, formal dining room with a terrace, a library with a terrace, and primary bedroom—span a total of 83 feet overlooking the East River. Upstairs is an enormous roof terrace. The seller purchased the unit from the sponsor for $11,200,750 in June 2010. Monthly common charges and real estate taxes total $18,610. The apartment was bought by a New York family.

The building was designed by architect Peter Marino and has 12,000 square feet of amenities including a concierge, garage, fitness center, yoga and Pilates studios, a media room, a golf simulator, squash court, a children''s playroom, and a billiards rooms. The building also has a library and a private, landscaped courtyard with a waterfall.
