17 Contracts Signed

Seventeen contracts were signed last week in Manhattan at $4 million and above, 4 more than the previous week. Condos outsold co-ops, 11-4, with 1 condop and 1 townhouse in the mix.

Stat Geek Alert: Ten of the 17 properties sold were by sponsors.

For the second week in a row, a unit at 50 West 66th Street took the top spot. This time it was 50S at 50 West 66th Street, asking $23.5 million. The apartment has 3,547 square feet including 4 bedrooms and 4.5 bathrooms. It has Central Park views, 14-foot ceilings, and a 141-square-foot loggia that is accessed off the living room and the eat-in kitchen. Amenities in the 39-story, 122-unit condo include doormen, a fitness center, indoor lap pool, an outdoor saltwater pool and jacuzzi, basketball and pickleball courts, screening room, game room, bike room, and dog-washing facility.

The No. 2 contract was PHN at 459 West Broadway, asking $16.9 million, reduced from $18.75 million when it went on the market in October. This duplex penthouse co-op has 3 bedrooms and 3.5 bathrooms, plus 13-foot ceilings and exposed brick walls. Upstairs is a glass-enclosed pavilion opening onto a landscaped, roof-top terrace with a 4-foot deep pool, jacuzzi, and outdoor kitchen. The seller paid $16 million in 2017. The building has no amenities.
