14 Contracts Signed

Fourteen contracts were signed last week at $4 million and above in Manhattan, 4 fewer than the previous week and the second straight week of declining sales. Condos outsold co-ops, 7-5, and 2 townhouses were in the mix.

The No. 1 contract was 17B at 215 East 19th Street, asking $15.3 million, raised from $15 million when it started marketing off of floorplans in September 2016. Now completed, the condo has 4,731 square feet including 4 bedrooms and 5.5 bathrooms. It has a 29-foot living room, 38-foot kitchen/dining room, 24-foot master bedroom, and features 14-foot ceilings with city views. The building known as Gramercy Square Condominium has 223 units and 18,000 square feet of amenities including a fitness center, 75-foot pool, children’s playroom, a screening room, club lounge, and a garage.

The No. 2 contract was a townhouse at 109 East 64th Street, asking $9.950 million; it was listed at the end of September. The 5-story, 20-foot-wide brick house has 4,980 square feet including 6 bedrooms and 6.5 bathrooms. It has an elevator and a 30-foot living room with 11.5-foot ceilings and a garden. The house has been owned by the same family for 50 years and needs to be renovated. Annual real estate taxes total $121,602.
