54 Contracts Signed

Fifty-four contracts were signed last week at $4 million and above in Manhattan, marking a record 6th time this year that 50 or more contracts were signed. Condos outsold co-ops, 36 to 11, and 7 townhouses were in the mix.

The No. 1 contract was 15A at 378 West End Avenue, asking $25.95 million. The duplex has 7,485 square feet including 6 bedrooms and 7.5 bathrooms. The upstairs has a 997-square-foot terrace surrounding the living room, eat-in kitchen, master bedroom, and library. Four bedrooms are upstairs and two bedrooms are downstairs. This new, 57-unit condo was designed by CookFox, and features over 11,000 square feet of amenities including a doorman, fitness center, 75-foot saline lap pool, regulation squash court, half-court basketball court, children’s playroom, music room, pet-grooming facility, storage, and garage.

The No. 2 contract was PH19W at 135 East 79th Street, asking $20 million, reduced from $22.5 million when it was listed in April. The seller paid $22,705,313 in 2014, when the unit was purchased from the sponsor. This 11-room duplex condo has 5,429 square feet including 5 bedrooms and 4.5 bathrooms. Downstairs is a living room with a terrace, formal dining room, eat-in kitchen, and staff room. Upstairs are 4 bedrooms. Amenities in this 31-unit, 20-story building include concierge, doorman, fitness center, garden terrace, library lounge, storage, wine lockers, and catering kitchen.
