13 Contracts Signed

Thirteen contracts were signed last week at $4 million and above, a modest total that resembles a typical summer swoon. Condos outsold co-ops, 9 to 4, and no townhouse was in the mix.

Stat geek alert! Not a single property on the Upper East Side went to contract for the first time since New Year’s week of 2016.

The No. 1 contract was 36A at 10 Riverside Boulevard, asking $15.5 million. This new 4-Bedroom, 4.5-bathroom condo has 3,783 square feet with city and Hudson River views. It is in one of three new buildings that comprise the Waterline Square complex, which is being developed on a 5-acre parcel on Riverside between 59th and 61st Street. 10 Riverside Boulevard has 263 units on 38 floors, and was designed by Richard Meier. A robust amenity package includes concierge, garage, fitness center, squash court, rock climbing wall, golf simulator, screening room, children’s playroom, dog playroom, and storage.

The No. 2 contract was 48B at 277 Fifth Avenue, asking $11.8 million. This new condo has 2,333 square feet including 3 bedrooms and 3.5 bathrooms, and features a dramatic 20-foot ceiling in the living room, which opens onto a loggia/terrace measuring approximately 13 x 13 feet. Rafael Vinoly designed this 55-story, 130-unit condo; he was also the architect of 432 Park Avenue. Amenities include a concierge, a fitness center that opens onto a terrace, and a children’s playroom.
