NYC Residential Properties
$4 Million and Above

4 Contracts Signed 12/24/2012-12/30/2012

Four contracts were signed last week, bringing the total for 2012 to 807 contracts at $4 million and above, representing $6.6 billion in sales. It was the strongest year in the luxury market, with 7% more contracts signed than the 2007 peak and a 20% increase over 2011.

Streeteasy.com is reporting that to date 721 recorded sales have closed at $4 million and above. That number represents 427 condos, 228 co-ops, and 66 townhouses. Also, according to Streeteasy.com, there were 129 sales that closed at $10 million and above, while 4 closed north of $50 million. This included the all-time record holder: The penthouse at 15 Central Park West, an $88 million condo that went to contract in 2011 but closed in February. The No.2 spot was the 30th and 31st floor condo at 50 Central Park South, which closed for $70 million in June.

As for the last week of 2012, the No.1 contract was Apartment 8W at 135 East 79 th Street, asking $10,195,000. This 4-bedroom, 3.5-bath is a new condo that started on the market in September, and by November, the developer raised the asking price by $645,000. The unit has 3,287 square feet with a study, a 31-foot living room, and a large eat-in kitchen by Christopher Peacock loaded with high end appliances.
